Sometimes you have to start over
Insulation does not last forever. Batts flatten. Blown-in gets stained. Pests move in and make a mess. At some point, adding more on top is just piling good money on a bad base.
Removal means we take all the old stuff out. We bag it. We vacuum the floor clean. Then your attic is a blank slate. New insulation goes onto a clean, dry floor and works like it should.
When removal is the right call
It is wet or stained. Roof leaks soak insulation. Wet batts grow mold. Stained blown-in holds odor. None of it should stay.
Pests got to it. Mice, squirrels, and raccoons nest in insulation. They leave waste behind. That waste is not something you want over your bedrooms.
It is flat as paper. Forty-year-old batts can be an inch thick. They do almost nothing. Pulling them lets us seal the floor and start fresh.
It smells. Old insulation holds odors from smoke, pets, and moisture. New insulation will not fix a smell trapped underneath.
When you can leave it alone
Not every old attic needs a full cleanout. Dry batts in fair shape can stay. We blow new insulation right over them. That saves you money.
We are honest about this. If your old insulation can stay, we say so. Removal is extra work and extra cost. We only sell it when the attic truly needs it.
A note on vermiculite
Some older homes have vermiculite insulation. It looks like small pebbles. Old vermiculite can hold asbestos. We do not touch it until it is tested.
If we find it during your free inspection, we stop and tell you. You get it tested by a lab. If it is clear, we proceed. If not, an asbestos pro handles it first. Your safety comes before our schedule.
How it works
1. Free inspection. We check the type, depth, and state of your old insulation. We take photos so you see what we see.
2. Contain. We seal the attic hatch with plastic. We lay drop cloths on the path. Dust and debris stay out of your rooms.
3. Bag and vacuum. We bag the old insulation by hand. Then a high-power vacuum gets the dust and small bits. The floor ends up bare and clean.
4. Treat. If pests were there, we clean and treat the floor. If we find air leaks, we seal them while the floor is open. This is the best time to do it.
5. New insulation. Most clients add blown-in the same week. It goes onto a clean floor and hits full depth with no old junk underneath.
What we do with the old stuff
We bag it on site. We haul it away. We dispose of it per local rules. You never see a pile of old batts in your yard. When we leave, the only sign we were there is a clean attic.
What goes in after
A clean attic floor is the perfect base. We seal air leaks while we can reach them. Then we blow new insulation to full depth. Some clients add a radiant barrier too. The end result is an attic that looks and works like new.
What removal day looks like
We start early. The crew seals your attic hatch with plastic sheeting. Drop cloths go down on the path from your door to the hatch. Then the work begins.
Two techs work the attic. They bag insulation by hand into heavy bags. A third runs the bags out. A big vacuum hose takes care of the dust and small bits. The attic gets loud for a few hours.
You can stay home. Keep pets in a closed room away from the work path. By late day the attic is bare and the bags are gone.
The clean floor is your chance
A bare attic floor is rare. We make the most of it. We seal every air leak we can reach. Top plates, wire holes, pipe chases, all of it. This sealing is faster and better with no insulation in the way.
We also spot problems you could never see before. Cracked vent boots. Old water stains. Chewed wires. We photo all of it and show you. Fixing these now is cheap. Fixing them under new insulation is not.
What drives the price
We do not post prices because every attic differs. But here is what changes the number. Attic size matters most. Depth of old insulation matters. Pest waste takes longer than clean batts. Tight access slows the crew.
The free inspection covers all of this. You get a written price before we start. No surprises on the invoice.
Why DIY removal is a bad idea
It looks simple. Bag the old stuff and haul it out. But attics punish DIY. The heat is brutal. The dust is thick. One wrong step puts your foot through the ceiling below.
Then there is what you might find. Pest waste needs proper gear. Old wiring needs care. Vermiculite needs testing. We do this every week. We have the suits, the masks, the vacuums, and the know-how. Some jobs are worth hiring out. This is one of them.
